The Oxford laboratory availability rate fell to an historic low of just 2.2% in H1, with shortages containing potential take up with an expansion in demand for +50,000 sq ft space.

While some office space has been returned to the office market, a considerable volume was under offer at the end of H1, supporting strong rental growth this year.

The depth of the Oxford office and laboratory market emerging over the last two years has driven intense investor interest and it is expected this will provide a boost to much need laboratory supply to fulfil the growing list of requirements.
