Science and tech dominate near record high industrial take up in 2021

Lettings recorded over the last six months underline the shift of the Oxford’s industrial occupier base towards science and tech, compounded by growing demand from the distribution sector. While new stock is coming forward, available space is dwarfed by the scale of requirements.

This depth of demand, combined with the market imbalance, has driven average annual rental growth to over 14% over the last three years. With future rises expected yields have fallen to sub 4%.
