A weakened take up picture across the Cambridge office and lab markets in 2024, has been followed by a rebound in activity in the first weeks of 2025, with over 100k sq ft completing in January alone.

Knowledge intensive business sectors, particularly science and tech focused, are driving demand across the cluster, responsible for 91% of take up last year. Our analysis underlines the importance of funding to requirements and the global improvement in VC activity is expected to be reflected in activity as the year progresses. The delivery of new stock will provide high growth business with options as the city starts to see some of scale expected of a global cluster.
