Cambridge Offices and Labs Databook - Feb 2023

The demand for office and laboratory space in Cambridge remains close to record levels. Knowledge intensive businesses have accounted for more than 80% of office and laboratory floor space acquired across the city over the past two years.

With less than 10,000 sq ft space available, the laboratory sector saw constrained take up in 2022. New space is coming forward over the next couple of years which will spur a period of pre let activity.

The office market saw a marked fall in grade A space over the last 12 months, driving rental growth in excess of 15%.
