January is traditionally a time for retail discounts and bargain hunting and although not a comparison, January 2025 could also be a good time to become a renter as after several years of double-digit growth, rents are cooling and the market power is shifting from landlord to customer.

Whilst the sales market is buoyant, HMRC transactions data for October are 21% up on the previous year, the latest RICS survey points to declining demand from renters and an expectation that rental growth will follow suit. That expectation is underpinned by recent analysis from Goodlord outlining that all English regions experienced rent reductions for the second consecutive month in November.
