An award-winning project, 40 Beak Street is a bespoke building in a prominent London location. Built by a renowned architecture studio with a high-profile tenant, it sets the bar for offices in the area.
Following the client’s acquisition of the site, we were instructed to secure planning consent for an exceptional office and commercial space. The City of Westminster favours mixed-use developments however our persuasive planning application demonstrated that the site was not conducive to residential use and consent was granted for Category A office space and a food and beverage space on the ground floor. Based on the quality of the architectural design, we secured planning permission for additional storeys – increasing the height of the building.
As the existing space was designated as an unlisted building of merit, our scheme was sensitive to existing developments and the architecture of the area. The high-quality design reflected the prime, central London location and the distinguished occupiers the client aimed to attract. Once we achieved planning consent, the high-profile tenant requested several specific requirements, and we orchestrated several optimisations for their needs.
The completed building achieved a BREEAM ‘Excellent’ rating and has received several high-profile accolades and awards. A beautiful addition to the historic area of London, the project is a unique, quality addition to Soho.
