The proposed alterations and extension took this Grade II listed hotel to new heights with 65 rooms - 52 of which are in the new wing - and permission for 308 student rooms to the rear.

The proposed alterations and extension took this Grade II listed hotel to new heights with 65 rooms - 52 of which are in the new wing - and permission for 308 student rooms to the rear.

Built in 1936, our significance assessment of this hotel enabled our client to understand its history and value, upon which negotiations for the proposed alterations and extension could be based.

Our role covered both the internal and externals of the building, preparing a significance assessment and heritage impact assessment relating to the proposals for internal adaptation and the redevelopment of the existing hotel, and six new blocks of student accommodation.

Our design advice covered internal layouts and new-build elements and throughout this project, we liaised closely with the Welwyn Hatfield Conservation Officer.

The RIBA archives were like gold dust for this instruction, providing the original drawings of the interior of the building and helping to identify the original features with which to advise the appointed design team.

The proposals were approved in November 2016 and the project completed and opened to the public in 2019.
