Our client’s site formed part of their private residence but was highly constrained due to being in an Area of Outstanding Natural Beauty and in the setting of a Listed Building.

Their objective was to provide equestrian facilities within a sensitive landscape for their own private use, and they wished to provide a large exercise arena as well as new stabling facilities.

The site was near several listed buildings, including the main residence and the landscape was also highly protected, falling within the Chilterns Area of Outstanding Natural Beauty. There was also no vehicular access available to the site, which was required by the client to service the equestrian uses.

Ourstrategic approach consideredthe equestrian and access elements as separate parts of the proposal, all of which was documented in our heritage advice and supporting heritage statement.A full set of surveys and a convincing planning statement was put together and our architect created a sensitive design concept to mitigate any harm to the protected landscape.

We also spent time liaising with the local parish council, who is very active in this location.

We successfully demonstrated that the impacts on the landscape and listed buildings were acceptable, and that the equestrian development was appropriate in this location. It was also shown that a new point of access and sensitively designed access track were acceptable with appropriate landscaping.
