When a tenant wanted to vacate their unit at Silverstone Park, MEPC turned to us for support. We negotiated the dilapidations to assist in the surrender, and the tenant agreed to pay for the defects and reinstatement of the alterations they had made. This cash contribution enabled our client to refurbish and re-letting the building, setting the stage for our further work in the park.
From there, we worked on other units where tenants were vacating, carrying out dilapidations and negotiating settlements to ensure that the buildings were ready to re-let. Our client’s focus was on attracting tech businesses, including startups, that were innovating for the future.
Through our efforts, we helped MEPC secure strong landlord and tenant relationships, which was essential for the good management of the park.
Our work had a critical impact on protecting our client's portfolio from tenants who could potentially cause damage to the buildings through alterations. By working proactively, we prevented any negative impact on our client's investment, and we ensured that they could continue to benefit from their holdings in the park.
