Upper Stour Valley, Great Bradley

Size
503.86 acres
Value (sale price)
£5.63m
Location
Great Bradley, Near Newmarket

The land at Great Bradley has been owned for generations by the vendor’s family and during this time, it has been professionally farmed and managed with exemplary care and attention to detail.

Strategic investment has been made in all aspects of the estate, not least drainage, and track infrastructure, providing a series of easily accessible fields served by a comprehensive network of well-managed access roads. The holding comprises a high yielding, very attractive parcel of commercial farmland at the top of the Stour Valley on the Suffolk/Cambridgeshire border.

The sale included 65 acres of woodland comprising ancient, semi-natural woodland and plantations which had been meticulously managed.

The most recent planting was undertaken in 2005 with 11,000 trees, including 5,000 oaks forming the Jigsaw Wood. In addition, the farm benefitted from a Countryside Stewardship Scheme, which was part of a systematic and integrated conservation strategy, hallmarked for the wider estate over many decades.

This was a truly excellent opportunity for investors seeking an agricultural investment alongside a holding with outstanding amenities, sporting, and ecological attributes. We undertook viewings of the property from the client’s 4x4 Gator, which was fun! The wildflower margins were in bloom and the hedges full of wild roses, and it was a delight to present such an immaculate and very attractive property.

The sale attracted several interested parties and achieved a sale price in excess of the guide. The client was delighted with the result.
