An Introduction to Glen Moy Woodlands

Located in the beautiful Angus Glens, the Glen Moy Woodlands present an excellent opportunity to acquire compact conifer woodlands and bare forest planting land, set in stunning scenery on the approaches to the Cairngorm Mountain range.

Location & Directions

The woodlands are situated approximately 5 miles north of Kirriemuir in Angus. From Dundee, take the A90 north for approximately 14 miles then take the A926 for Kirriemuir. Follow the A926 for 4 miles to Kirriemuir then join the B955 north for 4 miles, turning right to Cortachy. Pass Cortachy Castle and then after half a mile bear left, signposted Glen Moy. Follow this road for approximately 1 mile and turn right, (Point A1 on the sale plan). Taking the private road to Craigton Croft, follow this for approximately quarter of a mile (keeping left) to the entrance of Lot 1, Benscravie (Point A2).

To access Lot 2, continue north on the public road at Craigton Croft for approximately one mile and turn left onto a farm road, signposted Kinrive Farm (Point A4), and follow this road over the river, passing above Kinrive Farm before reaching the entrance to Lot 2, Kinrive (Point A5).

For Lot 3, continue north on the B955 at Cortachy for approximately 4 miles, before bearing left towards Clova at the fork in the road. After approximately half a mile, Lot 3 is on the left (Point A10).

LOT 1: Benscravie

(134.54HA – 332.44 ACRES) – OFFERS OVER £1,100,000

Benscravie is a highly productive commercial conifer woodland with young second rotation crops and maturing timber. It was originally planted between 1967 and 1969 with the majority of the woodland now into the second rotation, with maturing crops showing excellent growth and benefitting from a first thinning. Commercial conifers account for 76% of the crop. 12.26ha is felled over land awaiting restocking with approval for Sitka spruce identified in the previous Long Term Forest Plan.

Benscravie benefits from 2.75km of proven internal forest road suitable for timber haulage.

LOT 2: Kinrive

(163.10HA – 403.02 ACRES) – OFFERS OVER £1,300,000

Kinrive was first established in the 1960s and is now predominantly second rotation crops of Sitka spruce with

smaller stands of Hybrid larch, mixed conifers and Scots pine. There are attractive stands of mature conifers by the River South Esk providing outstanding amenity to the Property.

Some windblow to the eastern edge of Kinrive, as a result of storm Arwen, has recently been cleared and the land (13.07ha) awaits replanting with Sitka spruce identified for the next rotation in the Restructuring Contract, 22FGS68047-001.

A new woodland was created to the north of Kinrive in 2021 totalling 47.70ha of predominantly Sitka spruce (35.09ha) with smaller stands of mixed conifers, Scots pine and native broadleaves. This woodland is yet to fully establish and will require ongoing maintenance.

Benscravie benefits from 1.5km of proven internal forest road suitable for timber haulage.

(29.03HA – 71.73 ACRES) – OFFERS OVER £75,000

Lot 3 at Braeminzion has recently been felled, providing 29.03ha of felled over land awaiting restocking, providing opportunity for the incoming purchaser to design the next rotation to suit their particular objectives.

GENERAL INFORMATION

Wayleaves, Third-Party Rights and Burdens

The property will be sold subject to and with the benefit of

all servitude rights, burdens, reservations and any other

third-party rights howsoever constituted. In Lot 1 a servitude right of access for all purposes will be retained by the present owner from Point A2 to A3, and Point A8 to Point A9.

In Lot 2 a servitude right to install and maintain all services

will be retained, with a right of access for all purposes

between Point A6 and Point A7.

In each of Lot 1 and Lot 2 there is a single private water

supply servitude.

Plans, Areas and Schedules

Parts of the woodlands are bounded by fencing and stone

walls, which are predominantly maintained to a stockproof

standard where necessary, with maintenance of existing

fences to continue on a mutual basis. The fences around

the property may not be located on the boundary of the

registered title. Where these are set back within the title to

be sold, warrandice will not be granted over any unfenced

areas. These are based on the Ordnance Survey and are

for reference only. While they have been carefully checked,

the purchaser shall be deemed to have satisfied themself

as to the description of the property and any error or

misstatement shall not annul the sale nor entitle either

party to compensation in respect thereof. Prospective

parties are asked to satisfy themselves on inspecting the

titles which take precedence over the marketing materials.

Sporting

The sporting rights are included with each lot respectively.

There are no salmon fishing rights with Lot 2.

Minerals

Mineral rights are included except as reserved by Statute

or in terms of the title.

Viewing

Strictly by prior agreement with the selling agents who

should be contacted in advance to advise on access

arrangements. For the personal safety of interested

parties, please be aware of potential hazards at the

property and please ensure good forest hygiene measures

are followed, such as cleaning boots, equipment, vehicles

and machinery, which will help protect woodlands from

potentially damaging pests and diseases.

The previous Long Term Forest Plan (Ref. 4631483) expired

in July 2024. The young plantations in Lot 2 were created

under the Forestry Grant She Reference 20FGS50383.
