The Lots lie either side of the B769 approximately 3 miles northeast of Stewarton in East Ayrshire. The property is shown on the location and sale plan to the rear of these particulars and can be found on OS Sheet 1:50,000 Number 64, Grid Reference NS 457 490 and the nearest postcode is KA3 5JU.
Access
Lot 1 is currently accessed via a track through East Whitelee Farm. There is a servitude right of access for all purposes from A -B on the sale plan. In addition, there is a right to construct a forest road from the B769 to the woodland for all necessary purposes, including all agricultural and forestry purposes and this is shown as C-D. There is a servitude right to access Lot 2 via West Whitlee Farm from E-F. There is also a gateway off the B769, at point G, where an access for timber extraction can be created, subject to the relevant consents.
LOT 1: West Glenouther
(18.59 HA – 45.94 ACRES) - OFFERS OVER £165,000
The conifer crops consist mostly of Sitka spruce (90%) and some Hybrid larch (10%) which were planted in 2014. The conifers have established well and are showing vigorous growth rates on freely draining brown earth soils. The roadleaves comprise discrete stands of Silver birch, Sycamore and Alder as well as a range of minor species.
LOT 2: Whitelee
(25.37 HA – 62.69 ACRES) - OFFERS OVER £185,000
The conifer crops are predominantly Sitka spruce (90%) with some smaller stands of Norway spruce (10%). The broadleaves comprise discrete stands of Sycamore, Silver birch, and Alder and in mixture with minor conifer species.
The conifer crops are now well established and showing vigorous growth. This is a highly attractive mixed woodland with an appealing mixture of species and open ground.

Plans, Areas and Schedules
The properties are deer fenced with maintenance of
existing fences to continue on a mutual basis. The
fences around the property may not be located on the
boundary of the registered title. Where these are set
back within the title to be sold, warrandice will not be
granted over any unfenced areas. These are based on
the Ordnance Survey and are for reference only. While
they have been carefully checked, the purchaser shall be
deemed to have satisfied themself as to the description
of the property and any error or misstatement shall not
annul the sale nor entitle either party to compensation
in respect thereof. Prospective parties are asked to
satisfy themselves on inspecting the titles which take

Viewing
